L Shaped-wrap around Extension Price £65,000 Upwards. (*)

A wraparound extension is built to wrap around the outside of an existing house, providing additional living space.
This type of extension usually combines a side infill extension that encloses the space to the side of a projecting outrigger, and a rear extension that encloses the space to the rear of the same outrigger. Together, these areas form an L-shape around the outrigger.

HOW MUCH DOES A HOUSE EXTENSION COST IN LONDON?
For a simple, single-storey rear extension 3 metres by 5 metres, the cost would be between £30,000-£50,00 approx. In London it is an approx. cost of £2,000 and £3,000 per sqm.
Add on 10-15% for professional fees (architect, planning application, building regs, structural engineer). (*)
For a simple, double-storey rear extension 3 metres by 5 metres, the cost would be between £30,000-£50,000 approx. Add 50-60% extra cost to build a second level of extension. In London it is an approx. cost between £1,500 and £2,500 per sqm.

HOW LONG DOES IT TAKE TO BUILD AN EXTENSION?
For a simple, single rear extension 3 by 5 meters, construction time should be approx.10 to 12 weeks.
As an average, the construction of a double storey extension takes 14 to 20 weeks, depending on the size.
Weekly overview of the construction of a typical House Extension:
Week 1 (Preparation)
- Inform neighbours when the work will start and for how long.
- Make access to site and install all necessary site protection.
- Create a space for a skip, materials, etc.
Week 2-4 (Foundation, drainage)
- Excavate foundations to a depth of specification of the building control regulations.
- Services, piping, wiring and drainage to be installed
- Pour foundations with concrete.
- The walls up to the damp course will be built.
- The floor area will be Insulated and pour in the concrete base.
Week 5-6 (Walls)
- The walls will be constructed. External brick work to match existing unless rendering or pebble dashing.
- Walls will have the cavity insulated and tied in with wall ties.
- Doors and windows are fitted.
Week 7-9 (Roof and external work)
- A wall plate is then fitted ready to take the roof joists.
- Build the roof structure.
- Install roof windows or domes and vents as required.
- Lay the floor screed.
- Lay roof tiles and cement ridges, hips and valley tiles, GRP or EPDM as required.
- External walls rendered, if required.
- Guttering and rainwater pipes fitted.
Week 10-12 (Internal works)
- Create an open space into the new extension.
- Install all lintels in line with the building control regulations.
- Any internal walls/partitions are now built.
- All first fix electrics and plumbing are fitted correct with drawings.
- The roof area will now be insulated.
- All internal areas are now fitted with plasterboard and finished with plaster.
- The second joinery e.g., doors, skirting boards and architraves are fixed.
- Painting and decorating.
Week 13-14 (Finishing works)
- The second joinery e.g., doors, skirting boards and architraves are fixed.
- Painting and decorating.
- Wood flooring, carpets or tiles laid.
- The kitchen can be fitted at this point if needed.
- All second fix electrics and plumbing are fitted if required.
- Your extension is completed.
Week 15 (Snagging list)
- Any minor issues to be fixed.
- The garden to be tidied up.
- Skip disposal.
